The minimum entry investment in the Heveatecture Fund is 7,500,000 THB (approximately €190,000). The fund offers a net annual return of 8%, distributed regularly to investors.

In addition, the capital growth of the fund is historically linked to local real estate inflation, which averages around 10% per year in Koh Samui.

Heveatecture is based on-site in Koh Samui. All projects financed by the fund are developed, built and managed locally.
You’ll receive regular reporting, optional site visits, and direct access to our core team.

A clearly defined
investment cycle

Each fundraising cycle is housed in a dedicated project company (SPV), created for a 7-year term.

The first 2 years are focused on land acquisition, design and construction.

From year 3 onward, the properties are operational and generate net rental income of 8% per year, paid to investors for 5 consecutive years.

At the end of year 7, all real estate assets are sold. Investors then receive the final capital gain from the appreciation of the assets, along with full repayment of their initial investment.

This model combines predictable cash flow and strong upside potential, all within a structured, stable and secure framework.

Investment Example

Let’s take the case of an investor who contributes 7,500,000 THB to the fund.

During the first two years, the capital is fully allocated to developing the project—land purchase, construction, design.
From year 3, the investor receives a net annual return of 600,000 THB, or 8%, for five years.

At year 7, the project is sold. Based on an average real estate inflation of 10% per year, the asset’s value has doubled over the period.

The investor receives:

  • 3,000,000 THB in rental income over 5 years (600,000 x 5)
  • A potential capital gain of 7,500,000 THB (final property value: 15,000,000 THB)
  • Full repayment of the initial capital

That’s a total gain of 10,500,000 THB over 7 years, in addition to the return of capital.
